Buyer Agent Compensation

When you receive an offer from a buyer who is represented by an agent, it is likely that they will ask you to pay for their agent's compensation as part of the offer.

The buyer is the one who has signed an agreement with their agent, so buyer is the one with a legal obligation to compensate their agent, not you. With that said, buyer agent compensation has traditionally been paid by sellers as part of the transaction, so many buyers structure their offers with the expectation that the seller will cover that expense.

That means there are times when a buyer wants to purchase a home, but they don't have enough cash on hand to pay their agent plus all of the traditional closing costs, so the only way they are able to purchase the home is if the seller covers their agent's fees.

For that reason, we typically advise sellers to focus on the bottom line of the offer rather than who receives any particular portion of the funds. A higher offer that includes a request for buyer agent compensation may still result in a better net outcome than a lower offer that does not. Because of that, try to evaluate each offer based on the bottom line number as much as possible.
