Please review the following policy carefully:

• The $599 flat fee is fully refundable only if cancellation is requested before listing paperwork has been prepared or sent for signature.

• Once listing paperwork has been prepared or delivered for electronic signature, the flat fee becomes non-refundable, regardless of whether the paperwork is signed.

• Once a property is listed on the MLS, the flat fee is non-refundable under all circumstances.

• No refunds are provided for changes of mind, delays, or decisions not to proceed with the sale after work has begun.

• If a seller chooses to cancel the listing after it is live, the MLS listing will be withdrawn upon request, but no refund will be issued.

This policy reflects the time, labor, and administrative costs involved in preparing and publishing a listing. If you have questions before signing up, we’re happy to help clarify whether the Flat-Fee option is the right fit for you.

Seller grants Broker the exclusive right to list the Property for sale during the term of this Agreement, with the following understandings:

• Seller may sell the Property directly to a buyer procured by Seller without the involvement of Broker or a buyer’s real estate agent.

• Seller will communicate and negotiate directly with such buyer unless Seller requests additional brokerage assistance (additional fees may apply).

• The flat-fee paid to Broker covers the agreed-upon listing services and is earned upon completion of those services, regardless of how the buyer is procured or whether a buyer’s agent is involved.

• Broker shall remain the exclusive listing broker of record for the Property during the term of this Agreement, and the Property shall not be listed with another brokerage during said term.
